As a HUD approved housing counselor, lenders are required to work with us to Save Your Home. If you are unsure what type of mortgage you have, or whether your budget can keep up with the rising food, fuel and housing costs, call us and we will provide a personalized review and Plan of Action. If we determine that you may not be able to meet your expenses or you have an Adjustable Rate Mortgage, we will join you in calling your mortgage company to work out a plan that best fits your budget. If you have already missed one or more payments, your mortgage lender may call you to offer a repayment plan. Call us first to discuss your options before you accept any offer. You may qualify for a free grant or other assistance.
Why Review Your Mortgage?
For the same reasons you check your credit report and guard against identity theft. It’s just one more thing that you can do to help you budget smarter and secure your financial future. The review is free and does not affect your credit rating. Our program is coordinated with the Department of Housing & Urban Development (HUD) and is paid by your tax dollars. We have helped hundreds of families avoid foreclosure, regardless of their incomes. Do not respond to anyone wanting to charge you a fee or who is listed out of state. What do I bring to my Mortgage Review session?
Once you have scheduled a time with our counselors, you will need to bring the following items with you to your appointment:
• The mortgage documents from the purchase of your home, and/or the most recent mortgage documents if you have refinanced.
• Any letters from your mortgage lender regarding foreclosure, work out plans or loan modifications.
• Any notices of foreclosure you may have received.
• Letter of Hardship written to your mortgage lender explaining what happened that caused you to get behind on your payments, when it happened and how much it cost you.
• Proof of all income your family receives, including pay stubs, unemployment, SSI, disability, proof of child support, food stamps etc. If self employed we will need your tax return for the past two years.
• Most recent two months of bank statements.
• Statements of your most recent monthly bills, such as power, water, cable, car insurance, etc. If you use direct bill pay from your bank account, you will not need to bring the bills.
